New flat, new router straight out of the ISP box, brand-new laptop — and the Wi-Fi barely reaches from the living room to the second bedroom. It's one of the most common calls we take from Fountainbridge: the setup looks like it ought to work, and by any reasonable measure the kit is fine, but the reality on the ground is a signal that dies at the hallway. Older Edinburgh tenements have their own Wi-Fi problems (thick masonry walls, room-to-room dead spots), but the modern flats around Springside, Fountain Park and the Union Canal developments have a very different set of causes — and most of them come down to the way the building itself is put together.
This post is specifically about new-build and post-2010 conversion flats, not the older Victorian tenement stock. In a modern flat we're usually chasing three culprits: foil-backed plasterboard, a router buried in a meter cupboard, and a set of neighbours whose 5 GHz radios are now every bit as crowded as the 2.4 GHz band used to be. Most of what follows can be fixed without buying new hardware, and where hardware helps we book it through our networking and Wi-Fi service.
What "Poor Wi-Fi" Actually Looks Like in a Modern Flat
Different from the classic tenement pattern of "no bars at the end of the hall". In new builds the symptoms are usually a bit sneakier:
- Full signal bars everywhere — and yet a device two rooms from the router loads pages sluggishly and stalls on video.
- Devices connect happily on the sofa near the router and then quietly fall back to 2.4 GHz the moment they move to the bedroom, without you noticing.
- Smart TVs streaming 4K on the living-room wall unit that stutter the moment you try the same stream on a bedroom set.
- Speed tests that report a healthy download in one room and a fraction of that in the next.
- Ring or video-doorbell notifications arriving late because the outdoor unit is one wall too far from the router.
If the drops are short, sharp and airwave-driven rather than distance-driven, the interference pattern we've written up in our Tollcross channel-interference guide is a closer match. In a new-build the distance pattern is usually the giveaway — the router works fine when you're near it and gets progressively worse as you move away, faster than the flat's floorplan alone would suggest.
Foil-Backed Plasterboard: The Hidden Wi-Fi Killer
The biggest change from older housing stock is what's inside the walls. Post-2010 flats, and especially anything built to modern energy-efficiency regulations, use a lot of insulated plasterboard — sheets with a thin foil backing bonded to a layer of rigid foam insulation. It's excellent for keeping heat in the flat, and quietly terrible for Wi-Fi. The foil layer acts as a partial radio shield, and it's particularly hard on the 5 GHz band that all modern devices prefer for speed. On the bench we regularly see 5 GHz signal drop by 15 to 25 decibels crossing a single foil-backed internal wall — enough that a signal which looks strong on paper becomes borderline unusable two rooms away.
You can't tell from looking whether a wall is foil-backed, but the tell-tale sign is a Wi-Fi picture that drops off far faster than the room count would explain. In a two-bed Springside flat with the router in the living room, the far bedroom will often show a signal roughly equivalent to what you'd expect four rooms into a Victorian tenement. Once you've spotted that, no amount of router replacement fixes it — the walls are the problem, not the radio.
The Router Buried in the Meter Cupboard
The second habit of modern flats is putting the Openreach master socket, ONT and everything else network-related inside a small hall cupboard that also holds the electricity meter, the boiler controls and often a metal-clad fuse board. It looks tidy on handover day. It's a disaster for Wi-Fi. The router ends up crammed in against a metal fuseboard, behind a solid cupboard door, with the antennas pointing directly into whichever wall the cupboard shares with a neighbour. Even a good router radiates poorly out of an enclosed metal-and-plasterboard box.
The single biggest improvement we make in most Fountainbridge flats is getting the router out of the meter cupboard and into open air in the hallway or living room. If the master socket cabling is long enough, that's a five-minute job; if it isn't, an Openreach engineer can move the master socket to a nominated wall point, and we route the phone/data cable to wherever the router will actually live. The room-to-room signal typically doubles the moment the antennas can see open space.
Is Your Flat Pre-Wired for Ethernet? Find Out Before Buying Anything
Developers vary enormously on this. Some Springside and Quartermile blocks were built with Cat5e or Cat6 data outlets in every room, all terminating at a patch panel inside the same cupboard as the master socket. Others wired data only to the living-room TV point and left everything else as coax. A handful wired nothing at all. Before spending on mesh systems, powerline adapters or extenders, spend ten minutes looking for RJ45 sockets on the skirting or wall in each room — they're often hiding behind a bed or wardrobe.
If your flat is pre-wired, that changes everything. A single access point in the living room plus a second unit in the far bedroom, both cabled back to the router via existing wall points, sidesteps the foil-backed plasterboard problem entirely — the backhaul isn't going through the walls anymore. That's a genuinely different situation from the classic powerline-versus-mesh trade-off we cover for older Linlithgow houses, where no wired backhaul exists and both options are compromises. In a pre-wired flat, mesh with proper Ethernet backhaul is straightforwardly the right answer.
When There's No Pre-Wiring: The Realistic Workarounds
If nothing is pre-wired, the fix ladder we work through is roughly this. First, move the router out of the meter cupboard and see how far that alone gets you — it's often enough for a one-bed. Second, if a second radio is genuinely needed, look at a mesh system with a wired backhaul run along the skirting from the router to a hallway access point — a single visible Cat6 cable, neatly clipped, that gets the second radio out of the foil-backed shadow. Third, if a visible cable is a non-starter, powerline adapters do work in most modern flats (the electrical wiring is usually a single consumer unit with no dodgy joins), but expect 100 to 300 Mbps rather than gigabit. Purely wireless mesh with no wired backhaul is the option we try to avoid, because the backhaul link between the two radios has to cross the same foil-backed walls that caused the problem in the first place.
The 5 GHz Neighbours Are Now the Problem Too
A few years ago 5 GHz was empty and 2.4 GHz was congested; in a dense Fountainbridge block that's no longer true. In a Springside top-floor front room we recently counted eighteen visible 5 GHz networks — the sort of density that used to be a 2.4 GHz-only problem. Most ISP routers still auto-select a 5 GHz channel at boot and never re-check, so half the block ends up on the same lane.
