Dead Ethernet Wall Socket in a New-Build Flat? A Granton Harbour Guide

Modern flat, RJ45 sockets in every room, and only the living-room one gets a link light? Here is what is actually going on behind those wall plates, and how we sort it on-site.

The call goes something like this: “Just moved into one of the newer flats up at Granton Harbour. There’s an Ethernet socket on the wall in the bedroom I want to use as an office, plugged the laptop in, and nothing — the little cable icon just shows the red X. The living-room one works fine. What am I missing?” Almost every week we get a version of this from around the Waterfront Broadway blocks, from Trinity, from the newer riverside stock along Newhaven Road, and from the recent conversions off Lower Granton Road. The short answer is that the socket on the wall is almost certainly fine. What is almost certainly missing is the last few inches of cabling inside a media cupboard you probably haven’t opened yet.

This is where a proper on-site networking and Wi-Fi visit earns its keep — a laptop, a tone tracer, and twenty minutes in a utility cupboard turns a “my flat is broken” problem into a working desk in the spare bedroom. Where the machine at the wall end is also a bit shaky, our Granton laptop repair workflow picks up the client-side half of the same job.

1. Why the Socket Often Isn’t Actually Connected

Modern flats in Edinburgh get built to a specification. That specification calls for structured wiring — at minimum, a Cat5e or Cat6 cable running from every likely-desk spot back to a central point in the flat. The developer’s electrician terminates one end of that cable into an RJ45 keystone behind the wall plate, and coils the other end up in a media cupboard, usually behind the front door, under the stairs, or built into the utility cupboard. That is where the specification frequently stops. Terminating the cupboard end onto a patch panel, adding a small switch, and jumpering the switch back to the ISP router eats into the developer’s build spend and takes an extra hour per flat — so on a lot of builds, only one or two runs actually get finished, and the others sit in a coil with the sheath still on, waiting for someone to notice.

From your side, all the sockets look identical. The plate is white, the port is there, the pins are visible through the keystone. From the cupboard side, half the runs may be sitting bare. A dead wall socket in a modern flat almost never means the socket is broken. It means the cable behind it isn’t joined to anything.

2. The Ninety-Second Check That Decides

Two things to try before phoning anyone. First, take a laptop that has an Ethernet port (or a known-good USB-C adapter), grab a short patch cable you know works, and plug it into the “dead” wall socket. Now open Command Prompt and type ipconfig. If the Ethernet adapter says Media disconnected, the run isn’t reaching a live switch port — either the cable in the cupboard isn’t terminated at all, or the switch it should be plugged into doesn’t exist. If instead the adapter says Media connected but you see Unidentified network or a 169.254 address, the run is finding a switch, but that switch isn’t joined to the ISP router. Different fix, same symptom on the wall.

Second, walk the flat and note which sockets do work. In most Granton Harbour handovers we see it is the living-room socket only, because that’s the one the developer connected up for the TV. Sometimes it is living room and one bedroom. Almost never all of them. That map is what we need to plan the cupboard visit.

3. Inside a New-Build Flat’s Media Cupboard

Open the cupboard and this is what you should expect to see. High up, a small white plastic box with a green light on it — that is the Openreach fibre ONT, or in some of the Granton Harbour and Fountainbridge blocks that were pre-wired for a challenger network, a Hyperoptic or CityFibre unit instead. Below that, the ISP router (Sky Hub, BT Smart Hub, Virgin Hub, or the ISP’s equivalent) plugged into the ONT with a short yellow or white patch cable. And — if the developer went the distance — a small patch panel screwed to a plywood back-board, with punched-down keystones for each wall socket in the flat, and a modest unmanaged switch (usually a five- or eight-port TP-Link, Netgear or Ubiquiti) patched to the router’s LAN ports.

If there is no switch, that is the missing piece. If there is a switch but no patch cables between it and the router, that is the missing piece. If the patch panel has some ports punched down and others sitting bare, that is the missing piece. A tidy cupboard with everything present but nothing patched together is by far the most common finding on these jobs.

4. The Three Failure Modes We Actually See on the Bench

Nearly every dead-socket call in this part of the city falls into one of three patterns. First, and by a mile the most common, is unterminated runs — the cable arrives at the media cupboard in a neat coil, sheath still on, with no keystone or 8P8C plug on the end. Punch it down onto the patch panel with a Krone tool, patch it to the switch, done. Second is a T568B versus T568A pinout mismatch — one end of the run punched to A and the other to B — which can pass a slow link but will not reliably auto-negotiate Gigabit, and is a close cousin of the problem covered in the Easter Road Ethernet-stuck-at-100 guide. Third is a physically damaged run: a nail driven through the cable at the point where the previous tenant hung a picture, or a run pinched under a skirting board when a joiner nailed it back on after painting. Those show up on a cable tester as an open pair or a short pair, usually on the same pair each time.

Last winter one of these on Waterfront Broadway was textbook. Two-bed flat, three RJ45 sockets, only the living-room one worked. Media cupboard was under the utility sink. Openreach ONT was there. Sky router was there. A patch panel was there, all three positions properly punched down. Not a single short patch cable between the panel and the router. Two Cat6 leads, a swap of one router-side LAN cable, ten minutes with the labels — all three sockets came up at Gigabit. That is the honest picture on around half our Granton wall-Ethernet calls. The runs were done. The last inch wasn’t.

5. The Tools We Actually Use On-Site

A basic RJ45 continuity tester is the modest end of the toolkit — Klein VDV501-829 or equivalent will tell you if all four pairs are continuous end-to-end and which pair is broken if one isn’t. What actually earns its keep on these visits is a Fluke MicroScanner 2 or a NetAlly LinkRunner, either of which will report cable length by time-domain reflectometry, full pinout, and whether the far end is auto-negotiating at Gigabit or crawling at 100 Mbps. A tone tracer (Klein VDV500-060 or Fluke Pro3000) is what finds the far end of a mystery run in a patch panel that isn’t labelled — and in a lot of Granton flats, none of the patch panel ports are labelled at all, which turns a five-minute job into an hour without the tone. A Krone or IDC punch-down tool actually terminates the run once it’s been traced.

6. When It Isn’t the Socket — When the Wiring Is Fine but the Port Is Dead

Sometimes the cabling is perfect and the fault is at the machine end. A laptop’s built-in Ethernet port can die from a static discharge — plugging in a cable during a dry Scottish winter, especially on a carpet, is enough on some units — and Windows will report Media disconnected from that side just as convincingly as if the wall socket were dead. USB-C to Ethernet adapters can drop off if the port isn’t supplying enough bus power, particularly on some slimline laptops when the machine is running on battery. The easy test: swap the machine for a different one, or bring the socket to a different machine with a longer patch lead. If a second machine sees the network on the same socket with the same cable, the fault is the port, not the wall.

That kind of port fault is a laptop diagnosis rather than a network job, and on the client side it usually turns into a full home & office callout where we bring both a laptop bench-bag and the network toolkit. 7. When the Whole Flat Needs a Small Amount of Structured Cabling

Some flats never had the runs to begin with. The developer skipped structured wiring entirely and just left the ISP router in the meter cupboard behind the front door, which is the worst possible location for Wi-Fi — the signal has to punch through the metal meter box, plaster, and then whatever is between the hall and the room you actually use. For those flats, the same on-site visit either surface-mounts a Cat6 run along the top of the skirting to a second AP, or drops one down through a false ceiling to a home-office spot. Sky Wi-Fi mesh discs are not a proper substitute here — the fundamental cousin problem is described in the Fountainbridge new-build Wi-Fi guide and the Tollcross Wi-Fi drops guide, and the same fix applies: an actual wired backhaul is worth an order of magnitude more than another wireless repeater. If the flat is being used as a home office for a business, the whole set-up is worth doing once, properly, as part of a business IT support visit rather than piecemeal.

8. What To Do Right Now

  • Try the ninety-second check first. Plug a known-good patch cable into the dead socket, run ipconfig, and note whether the adapter says Media disconnected or Unidentified network. Those two tell very different stories.
  • Find your media cupboard. In most Granton Harbour flats it’s behind the front door, in the utility cupboard, or under a stair. Look for the Openreach ONT with a green light on it.
  • Take a photo of what’s in there. The router, the ONT, any patch panel, any switch. Send it over before we visit — nine times out of ten we can tell you exactly what’s missing from the photo.
  • Don’t buy a Wi-Fi mesh in a panic. If the wall runs exist and just need patching, the wired fix is faster, more reliable, and doesn’t consume a 5 GHz channel your neighbours are already fighting over.
  • Check the machine at the far end too. If a second laptop sees the network on the same socket with the same cable, the wall is fine and the fault is the original machine’s Ethernet port or adapter.

The through-line here is that a new-build wall Ethernet socket that shows no link is almost always a wiring-cupboard job, not a wall-socket job. Nothing in the room is broken. The last inch inside the utility cupboard just hasn’t been done yet. That is a fixable half-hour with the right tools, and it turns the spare bedroom into a working desk without any Wi-Fi guesswork at all.

Common questions Granton Harbour customers ask us when a wall Ethernet socket refuses to light up.

Very unlikely. The pattern of one working socket and the rest dead is the most common finding on Granton Harbour and similar 2010s–2020s Edinburgh new-builds, and it means the developer terminated only the run to the TV point and left the others as coiled cables inside the media cupboard. The sockets on the wall are fine. The runs behind them are almost always fine. What’s missing is the patching in the cupboard — a small switch, the correct patch cables, and (sometimes) the punch-down of the far end of each run onto a proper patch panel. Once that’s done, every wall socket in the flat lights up.

Yes, and it tells us a specific thing. Media disconnected means the run isn’t reaching a live switch port. Unidentified network or a self-assigned 169.254 address means the run is reaching a switch but the switch isn’t joined back to the router, so there’s no DHCP. The fix in that case is usually a single patch cable between the cupboard switch and a spare LAN port on the ISP router, rather than any work with a punch-down tool. Send us a photo of the cupboard and we can normally confirm from the picture.

If the wall runs are already there, no — the wired fix is faster to sort and dramatically more reliable, especially in blocks where a lot of neighbours are also running mesh discs on overlapping 5 GHz channels. If you do end up wanting mesh anyway (say for phone and tablet coverage in the corners of the flat), a mesh backhauled over the wall Ethernet you just brought back to life will always outperform the same mesh running wirelessly. The wired job comes first.

Most of these jobs finish inside a single visit — usually 45 minutes to an hour and a half depending on whether the runs need punching down or just patching, and whether we need to tone-trace an unlabelled panel. The commonest case (patch panel present, everything punched, just no patch cables to the router) is closer to half an hour. Where the cupboard turns out to have no switch at all, we carry a small unmanaged switch on the van and can fit it in the same visit.
